SX Real Estate Fund I, LLC was formed for the purpose of investing in, financing, acquiring and managing diversified commercial real estate assets. The Company seeks and focuses on ground-up development, as well as acquiring and manage stabilized high-quality real estate assets. The goal is to provide participating investors with a real estate focused investment opportunity that combines income, principal investment growth, and elements of capital preservation.
The Fund is managed by SX Fund Management, LLC, a Florida company that specializes in real estate fund management. The management company is managed by two highly experienced real estate, investment and finance professionals with a combined 52 years of experience in the real estate, financing and investment markets, as well as an Executive Committee with over 84 years of real estate, economics and financing experience.
The Fund’s primary focus is creating and maintaining investor wealth through alternative real estate investment strategies. The management team’s collective abilities provide an advantage over investing individually by allowing the Fund to quickly and efficiently address any real estate development, acquisition or management issues. The Fund’s ability to invest with aggregated capital also provides greatly enhanced negotiation leverage as the Fund can close acquisitions quickly and without the typical financing delays encountered with other purchasers that may require institutional financing.
Since the Fund’s primary managers are directly involved in the placement of investment funds into select real estate projects and assets, we can manage our investments more actively than large institutional investors.
Steve Mitcham has been a business owner, CEO, CFO, board director, and investor with four plus decades of experience launching and managing businesses with over $550 million in P&L, 350 employees, and offices around the world. Mr. Mitcham has demonstrated his abilities to lead both small and large organizations, as well as his acumen in revenue modeling, financial and accounting systems, SOX & GAAP compliance, debt and equity funding, financial due diligence, metrics development, multi-site management, strategic visioning, and operational processes. His extensive experience in investing and growing real estate assets and businesses was successfully reflected during his years of running real estate investment funds, as well as a hedge fund.
Mr. Mitcham has extensive experience in the creation, funding and managing of both large and small commercial real estate development teams, the last of which was a $65 million eco-adventure resort in Costa Rica. With a primary focus on multifamily and assisted living, his projects are well managed, on time and under budget.
Mr. Mitcham has also led in many other industries, including hospitality, technology, financial, and consumer industries. Skilled at planning and implementing critical business initiatives, Mr. Mitcham has achieved financial objectives, negotiated multi-million dollar acquisitions, and directed joint ventures and licensing agreements. His expertise includes strategic planning, P&L oversight, technology development and implementation, finance, talent selection and training, and growth planning. Mr. Mitcham is dedicated to building effective relationships and providing support to investors, management teams, and boards of directors.
A computer technology/artificial intelligence graduate of Georgia Tech, Mr. Mitcham currently sits on 7 boards (including 3 non-profits) and formed a foundation that provides education and support to less fortunate and indigent children around the world.
Homer Carvan, “Xan” is a leading expert in capital formation and project development in local, regional and national markets. For over 30 years, he has worked in the industry, successfully bringing funding to some of the most complex projects in real estate and other markets. He has been President of Signature Capital, Inc., Vice-president for COMPLYi Corporation and managing member for Commercial Venture Capital. Xan leads companies through the development of their business funding plan and new client systems. He served as Owner and President of The Chandler Group-Insurance & Financial Services, a multi-line insurance agency. In addition, he was an integral member of the “Communications Committee” for major insurance companies, where he led project valuation, due diligence, deal parameter, and negotiation processes resulting in future policy development and agency relations.
Xan holds a B.S. degree in Animal Science and has completed major studies in Political Science, Insurance & Real Estate, and Business Administration. He works with major real estate developments, consulting in many areas, including environmental impact, construction, sales & marketing, and finance. Xan is also a certified “Expert” in Capital Formation by the Superior Court of the State of California and certified “Expert” in equipment values by the Circuit Court First Judicial District, Bolivar County, Mississippi. Xan provides leadership in organizational development, financial modeling, corporate structure and management revitalization with superior leadership during critical transition phases, including: hiring professional and technical staff, implementing budgets, writing business plans and installing effective management information systems.
Fred McLaughlin is a real estate asset management consultant who has, for over 20 years, championed multi-billion dollar land acquisitions, led rapid market expansion for commercial enterprises and managed distressed asset liquidation, resulting in high returns for banking and real estate development companies, such as Hearthstone Investments, Plc, Avtex Commercial Properties, Inc. and Spartan Group.
Mr. McLaughlin has demonstrated his high acumen for conducting due diligence, research, feasibility and risk assessment through more than $1 billion in real estate transactions for companies such as Lennar Corporation and D.R. Horton, Inc. throughout the Southeast. He is highly skilled in work-out negotiations, regulatory compliance, market evaluation, risk assessment, commercial site selection and exit strategy underwriting.
A work-out specialist for bank-owned properties and distressed assets, Mr. McLaughlin led the acquisition and disposition of over $500 Million in secured banknotes of distressed properties, resulting in liquidation of 90 percent of the loan value.
A graduate of the University of Southern Mississippi, Mr. McLaughlin has also led the formation and expansion of several commercial franchises by identifying high-growth markets and overseeing the build outs of commercial units, resulting in high-performing stores grossing $800,000 to $2 million annually.
Mr. John Tuccillo is a Ph.D economist that has specialized in real estate and real estate finance since 1975. In his career, he has engaged in policy, project analysis & implementation, led research organizations of up to thirty-five professionals, analyzed government real estate finance programs and taught real estate finance at the university level. Much of his activities have been in the area of residential real estate, but also has extensive experience analyzing commercial investment projects, and advising both large and small companies looking to make investments in the real estate markets and industries. His competencies include policy, project & financial analysis, economic research and communication.
Mr. Tuccillo has taught economics at Georgetown University, was a Brookings Economic Policy Fellow at the US Department of Housing and Urban Development, was a Chief Economist at the National Council of Savings Institutions as well as at the National Association of Realtors, among others.
John Brocato has over 30 years of experience in commercial real estate, with a primary focus on: Government Lending, New Markets Tax Credits, Multi-Family Development, USDA B&I Lending, Commercial Loan brokerage, and re-structuring of business debt for clients.
Mr. Brocato is a Correspondent Lender for over 6 national capital fund companies with loans up to $50 million dollars and has done over $500 million of new construction projects, over $200 million of USDA B&I loans, and over $100 million in funding of New Markets Tax Credit.
Currently Mr. Brocato is the owner of Nations Loan Services and its affiliates: Nations Mortgage, Nations Multi-Family, Nations Real Estate and Nations Business Brokers.
Mr. Brocato has a passion for Economic Development and Job Creation. Over the past seven years Mr. Brocato has helped create 2,705 New permanent jobs and saved 827 jobs. Mr. Brocato’s company operates out of three locations – New Orleans, LA; Orlando, FL; and Los Angeles, CA and has service agreements with over ten banks to provide USDA B&I services, as well as selling USDA government securities to the secondary market to generate bottom line income.
Mr. Brocato also works through Nations Mortgage, a federal and state approved mortgage company licensed in LA, TX, and MS, that provides home mortgages up to $2,000,000. Nations Multi-Family focus is on larger projects construction of apartments and long-term permanent loans. Nations Real Estate focus is on the sale of commercial real estate, with a majority of his clients looking for off market listings of such projects as: hotels, manufacturing facilities, reception halls, restaurants, and senior living centers. Nations Business Brokers works discretely with business owners to buy and sell businesses at an optimal price.
Stacy Turner has extensive experience in growing assets and business for institutions. After training with Merrill and then Citigroup in Atlanta, GA, Mr. Turner became a prominent player in the institutional fund industry in California and New York.
As a principal of several funds and businesses, Mr. Turner has been CEO, COO, CCO, Head Trader, Managing Director, served on investment boards and remains an investor in several of the funds. In his first buy-side position at a $5 billion N. California fund, Mr. Turner worked directly with the CIO building value funds focused on real estate and other undervalued sectors. At his next position as a principal of a $1 billion CA-based fund, Bloomberg named Mr. Turner a top three institutional trader. He continued sharpening his knowledge in real estate and other value sectors. Mr. Turner went on to be a founding principal of a $500 million fund with seed capital from CalPERS. This fund later became the first client of Mr. Turner’s new firm, which he grew organically through his business development acumen.
After selling this institutional business in 2010, Mr. Turner and his family relocated to Pebble Beach, CA. Now, from Sarasota, FL he continues to oversee his and a few select clients’ investments. His emphasis is on real estate and income producing assets. He is also a paid Subject Matter Expert and a senior capital and business consultant.
Overall, Mr. Turner has developed a reputation for making things happen. He has a passion for working in commercial real estate investing and works delay to grow his network of investors and projects. With visionary insight and strategic thinking, Mr. Turner networks easily with institutional and High Net Worth investors, shareholders & management and can quickly gain buy-in for business decisions and increase project efficacy and success. Mr. Turner has the highest ethical standards and has been personally vetted by many institutions including CalPERS, Goldman Sachs, JP Morgan, Morgan Stanley and regulators including SEC, FINRA, FL DBPR and others.
Mr. Turner graduated with Honors with a Bachelor of Science in International Affairs with an Economics focus from The Georgia Institute of Technology in 1995 and enjoyed civic engineering and architecture electives. He has a minor in Economics and German, understands basic German and Spanish and holds or has held the following licenses: FL Real Estate, Series 65 (RIA); Series 24 (Principal); Series 7; Series 63; Series 55.
Mr. Mooney has been business CEO and Managing Partner for the past 30 years. He has been responsible for the formation of numerous commercial real estate endeavors. He has headed up small business financing working with the SBA, over seen large credit warehouse lines and has developed large commercial land projects. He has worked closely with some of the wealthiest commercial real estate entrepreneurs in the U.S.
Steve is skilled and experienced in seeing what each project needs to succeed. Identifying the weak links in the project, then placing money and intellect into the project to meet current market parameters and there by achieve successful funding. The early years of any project requires critical forward thinking to keep capital and management on pace to make the project meet its expected financial objectives.
Since 2001 Steve has held the position as Managing Partner for Commercial Bancorp. As owner and Managing Partner he has advised, developed or brokered over 2 billion dollars of commercial real estate financing. He has a Bachelor of Science in Finance from The Ohio State University.
Todd Welzbacker is a highly experienced business consultant and analyst, with broad-based financial and technical skills. Mr. Welzbacker has over twenty-five years of experience performing and managing teams assessing business investment opportunities entailing acquisitions, expansions, financings, and various capital expenditures. Taken collectively, the businesses and projects assessed collectively exceed several billion dollars in value.
Prior to working in a private consulting capacity, Mr. Welzbacker served in multiple corporate planning and finance, management and staff roles with Holcim, the largest manufacturer of cement in the country, and Entergy, a $48B utility based in New Orleans. Before working in finance, Mr. Welzbacker was employed for nearly a decade as a nuclear engineer, modeling accident scenarios and designing systems for their prevention.
Mr. Welzbacker graduated with a Bachelor of Science with High Scholarship Degree in Nuclear Engineering from Oregon State University in 1983 and with a Master of Science Degree in Nuclear Engineering from the University of Wisconsin – Madison in 1984, focusing studies on heat transfer, fluid flow and the modeling of nuclear reactor protection systems. He additionally graduated in 1994 from Carnegie Mellon University’s Tepper School of Business with a Master of Science in Industrial Administration, performing intensive studies in finance and general management.
The Fund pursues assets and projects where it may take up to a 100% equity position, as determined by the risk/reward analysis of the asset. The Fund also pursues assets and projects where it may provide debt financing up to 70% loan to cost or value of the asset/project.
